Due Diligence, Engineering and Project Management Roles

APECS served client by performing a due diligence analysis of the building, followed by execution-related project management, engineering analysis, contractor coordination, permitting support, preparing infrastructure for occupancy and employee move coordination.

Mechanical systems evaluation

The client desired a complete analysis of a previously occupied 35,000 sq. ft. building that had been vacant for years. Analysis included evaluation of all mechanical systems:

  • ASME compliant boiler recertification (qty. 4 incl. 1 for clean steam
  • HVAC duct inspection (included sampling/analysis of unknown material found in duct)
  • Air Handling Units (qty. 10) and exhaust fans (qty 30)
  • Pre- and post-construction air flow/pressure balancing
  • 3 chilled water compressors and distribution system pumps and piping
  • Cooling tower
  • Electrical loads and service including code compliance, variable frequency drives, and switchgear
  • Roof inspection including analysis of projected remaining life
  • Structural assessment including x-rays of building infrastructure that showed signs of damage
  • Drainage systems (corrosion analysis for chemical drains)
  • Building Management System (BMS) and security system upgrades
  • Fire protection and elevator recertification

Most of the above systems required major modifications to become functional, contributing to an overall facility modification cost of approximately $10M. APECS provided key permitting support with the City of Boulder to make modifications under an existing Certificate of Occupancy. In addition to engineering analysis and contractor management, APECS provided equipment turn-over package (TOP) documentation and move-in support services. APECS subcontracted moving company and all infrastructure contractors such as fire protection and IT providers, within a strict schedule and budget.
